What If I Miss A Home Loan
Payment?
It is no secret that home loans will generally
last thirty years or longer and that in that time any one can
face money issues which will lead to missing a mortgage
payment.
The very first thing to do if you miss a house
loan payment is to not panic. The second thing to do is to
contact the bank as fast as possible. Most banks aren't going
to foreclose on your house if you miss one payment. They do
need to hear from you and they need to work out some payment
options so the skipped payment will be met. It is crucial that
home owners understand that time is urgent when payments aren't
sent in.
The more payments you miss and the more you wait
before you contact the bank the less options you'll have
available. You should also understand that missing one payment
( in the house loan business, anyway ) isn't the same as
missing 2 or more. Do the mathematics.
If you're behind in 2 payments, you are doubtless at least
60 days behind. Once a mortgage becomes behind by at least
sixty days the credit reporting folks become concerned, the
lender becomes scared, and you start getting tons of mail and
calls concerning the loan. Your name and address could be
posted to publications that sell this kind of info to 3rd
parties.
It only goes down hill from here. When you have to miss one
payment on a mortgage it should become your major goal to get
that payment caught up as quickly as possible. If you simply
don't have money coming in to pay the overdue payment ( as well
as the present payment ) go to the lender and see whether they
can work something out with you. You may be shocked at how keen
they can be to help. If your monetary problem is more
long-term, you may wish to talk to the lender about
refinancing. Often you can refinance to a mortgage which has
lower regular payments.
This isn't necessarily possible but if it is possible it may
make it better to make future payments on your house. Of many
options that you have, every one of them are going to reduce in
worth and usability the more you wait before contacting your
bank. Remember, once your payment becomes behind by sixty days,
your options are severely reduced. When the delinquency hits
ninety days you'll have only a few ( if any ) options left. The
majority of these issues can be evaded if you simply contact
the bank as quickly as possible and be ready to work with the
bank to make up the missed payment or payments.
